The aim of this
guide is to provide you with some helpful information to assist in your
search for a home. We have provided some useful telephone numbers,
details of our reference requirements and of course we attach our latest
property list.

Registration
|
Firstly, you
will need to register your interest with us by calling or coming to
the office. We will require some basic information such as:

Contact name, address and number
•
Type of property preferred
•
Area
•
Budget
With this
information we will locate properties, which may be of interest to
you. |

We hold keys on
most of our rental properties and we always try to arrange an
appointment to suit you.
Some of our
available properties may be occupied, in which case an appointment
for you to view is arranged via the present owner. |
Viewings

Apply for a Property |
You can reserve
any property by paying holding deposit, the sum of £250. You
will receive a receipt and our terms and conditions. This payment
does not form any contract although is does indicate your intent to
take up a tenancy and subject to the Landlord’s initial acceptance
we will then start the referencing procedure for each applicants. On
receipt of satisfactory references and Landlord’s approval we will
arrange a time for you to sign contracts and to pay final monies. |

This will depend
on whether 1st Choice is managing the property for the
Landlord. If we are, you will be required to pay the rent direct to
us. Where we are not the managing agent we will provide you details
for the payment of the rent. |
Who do I pay
the rent? |

How quickly can I move? |
Normally we
would require 7 working days to process your application. We are
however able to arrange faster move in dates, subject to the
property being vacant and the Landlords approval. |

Tenants
As appointed agents for Evergreen
Mortgage Solutions Ltd we are able to offer a variety of insurance
policies for both landlords and tenants, including the following -
Contents
Up to your selected sum insured for damage to your household furniture,
equipment, furnishings, clothing and personal possessions whilst in your
home (excludes business equipment).
Landlord's Contents
Up to £2,500 for accidental damage to your landlord's contents, fixtures
& fittings for which you are responsible.
Personal Possessions
Up to your selected sum insured for loss or accidental damage to your
clothing, watches, jewellery, spectacles, other valuables (excluding
mobile telephones) and pedal cycles whilst away from your home anywhere
in the UK or whilst temporarily elsewhere in the world. Theft from
unattended vehicles must be from a locked boot.
